Long Term Roof Assesment:
We will have a trained professional do a complete field survey of your roof. This includes performing the following services:
- We will perform a core cut to determine the physical make up of your roof which gives us the following information.
- The type of deck and it’s condition
- The number of existing roofs in place
- How much slope is in the existing roof and will it need more to meet new codes
- What type of insulation and how thick
- What type of roof system is in place
- Approximate age and condition of the roof
- The moisture content that may be trapped under the roof
- We will take digital photos of all flashings, roof details, copings, AC units, roof penetrations and any other equipment of items that are on the roof.
- We will measure the roof and do a complete drawing for our records.
- We will meet with our construction estimators to determine the best plan of action for the roof based on meetings with the owner or his/her representative. The following items will be included.
- What type of roof would best be suited for the building and owner’s needs? Does the owner have preference: single ply, BUR, torch or other?
- What type of cost can the owner expect? Does he have a budget?
- We would meet with the owner discuss the options for setting up the contract and expected payment terms.
- What type of warranty would the owner want: 10-year, 15-year, 20-year, material only, Manufacturers No Dollar Limit and length of contractor’s workmanship warranty?
- Do any AC units or curbs need to be raised? Do any details need special attention.
- Is the roof a candidate for a coating? 5-year, 10-year or 10-year + with renewable warranty.
- Can the roof be recovered with a second roof and what type of warranty can be obtained?
- What type of time frame the owner could expect the work to be completed.
- What type of safety precautions we would take and how we would coordinate our set up and work schedule to accommodate the owner or employees.
- Discuss with the owner placement of dumpsters and equipment we would have on site.
- Setting the owner up with a maintenance plan to ensure that they receive the maximum life from their new roof.
- We would do a pre-roof warranty application with the selected manufacturer to ensure the following items take place.
- The roof system meets the criteria set forth for the warranty applied for.
- The proper details, flashings, insulation attachment and application process for the roof system is done according to State of Florida and local building codes.
- If any unforeseen items arrive during the process we will contact the technical division of the manufacturer to consult before proceeding.
- Upon signing the contract we would pull roofing permits needed for the work.
- Upon completion of the project we would hold a walk through with owner and along with the manufacturer’s technical inspector to ensure the roof system has been installed according to the specifications per the contract.
- The owner will be issued a warranty.
